Friday's Upgrade Update

Aloha Kakou:
Work is continuing on K200 and J207 as you can see below. When both are finished, you can be sure they'll be A's.

K200 - Kitchen area following painting.

K200 - Master bathroom shower.

K200 - You can't tile without the appropriate tools.

K200 - Travertine-look porcelain tiles will cover the floor throughout the unit.

J207 - Master dressing room closet and built-in dresser.

J207 - Master dressing room vanity with valance removed and can lights installed.


J207 - Guest bathtub. Note the one piece stone ledge instead of multiple tiles to make the area more water resistant.

J207 - Guest dressing area with built-in dresser.

Free Wi-Fi Can Swing Bookings

In a recent poll, 64% of travellers say that the availability of free Wi-Fi will cause them to book a hotel over a property that does not offer that amenity.

Today's Renovation Progress

Aloha Kakou:

Work continues as owners renovate either to retain their A rating or to move up a notch. Tiling, painting as well as bathroom and kitchen replacement are uppermost on these owner's minds as they share a seriousness in providing a high quality product for our guests.


J207 Entry - Newly laid porcelain tile means this is the only picture of this unit for today.

K200 - Note the roughed-in recessed lighting through the unit.

K200 - Smooth ceiling and kitchen dividing wall removed.

K200 - Paddle light switches - the only way to go!

K200 Guest bedroom - note roughed in electric and cable for wall mounted television.

G102 - Walls and ceiling almost completely painted.

G102 - Owner's closet inserted into vanity area closet.

G102 - Completed shower. Note two recessed ceiling lights for better illumination in the shower.

Today's updates show progress being made in all units, from construction to painting. This renewed interest in doing major work in units means the bar is continuing to be raised for unit quality - what was a A last year may no longer be considered an A today.

K200 - Kitchen stripped for renovation.

TAT Up From Last Year

For the first three months of Hawaii's fiscal year, tax revenue collections are down in general. The bright spot is that TAT collections are up by 32.4% compared to those same three months last year.

Realtors Announce Maui Sales Data

Aloha Kakou:

While both the number of properties sold and their prices seem to be increasing, there may still be lower prices to be found, if one is willing to look.

While prices for single family homes have increased, the average condos price stands at $694k, a decrease of 9% from last year. The median condo price is $394k, down 21% from last year.

We're adding pictures of two more units today that are being updated, J207 and G105. The shower in J111 is awaiting the glass splash guard wall; we'll have another photo once that is finished.

K200 - Master bathroom vanity area - note plumbing for double sinks.

K200 - Living room/bedroom opening framing for double doors. Those are the former kitchen florescent lights in the foreground.

K200 - New bathtub in the guest bathroom.
